It is important to know that the surface area considered for the sale is the commercial area and is calculated as follows: the net area of the apartment, 100% of the surface area of the external and internal walls, and 50% of the surface area of walls shared with other apartments. Other areas are considered as follows:

Open, uncovered balconies and terraces
25% of the surface area

Balconies and terraces closed on 3 sides
35% of the surface area

Patios and porches
35% of the surface area

verandas
60% of the surface area

Garden exclusive to the apartment
15% of the surface area

Villa and small villas gardens
10% of the surface area

Cellars and attics not habitable
10% of the surface area

Habitable cellars and attics
25% – 50% of the surface area

Note: Since a free market value does not exist in absolute terms but only within the contract between the parties, the information we provide, together with the suggestions below, serve only to give an idea of what may be factors for negotiation.

• An average price of the cost per square metre for an apartment in normal maintenance condition.
