We are going to present to you our “Virtual Open House”: an important part of the project, very innovative, called “Virtual Visits”. This represents one of the solutions created by GE in order to face the problems caused by Covid-19 and its consequent needs.

In our Group, we were thinking about the creation of some “Open Houses” by setting some days when we could have welcomed our clients in our best properties, maybe also with a reception, during which – in addition to the property presentation – we would have replied to all the questions of our clients.

The impossibility of realizing “standard” Open House did not discourage us. Indeed, it gave us the input to adequate to the new World that, in a very short time, have found and lived.

Our innovative solution is the project called: “Virtual Open House”.

The GE project includes two “Virtual Open House” typologies:

  • Open House with Virtual Tour: the real estate agent/interpreter will present the virtual tour of your property to the buyers during a video call.
  • Standard Open House: the real estate agent/interpreter will move within your property during a video call done with several selected buyers (Open House Deluxe) or live via Facebook/Instagram (Open House Social).

Let’s discover in detail these services:

Open House con Virtual Tour

This typology of Open House is realized through a video-conference platform (Meet, Skype, etc.), and consists of the sharing of the professional’s screen with the clients: the agent will move inside and outside the property through the Virtual Tour already done.

This typology of Open House will allow you to present to the buyers a visiting “path” previously organized by the professional and, in the same way, to stop on some parts of the property according to the buyers’ request, achieving the great goal of showing the same even thousands of miles away, as well as improve the relationship with customers.

In case you want to invest in this type of Open House, first of all it will be essential that the professionals or photographers of GE Group take the 360° photos with specific instrumentation and, subsequently, they will take care of the editing of the Virtual Tour, inserting this video in the card of the property and in the various sites of our group.

This video will immediately give many buyer clients the opportunity to visit your beautiful property remotely, in absolute autonomy.

In order to make these visits, the buyer customers will have to register to our website: in this way, both you and we as a group will always have the certainty and the knowledge of who has virtually visited your wonderful property.

After that, the head office will set up and send three newsletters, with the same content translated into Italian, English and Russian, to all buyer clients in the database who are looking for similar properties.
The newsletters will contain the details of the property plus the link to the property page on the website, the invitation to participate in the Open House with Virtual Tour, as well as the date and time of the event (one event for each language group).

In the newsletter, the individual client will be asked to book the event by simply replying to the email; once the booking is received, we will send the link to access the meeting. With each booking, the professional(s) who manage(s) that individual client will also be notified and you, as the owner, will also be informed of the clients who will be attending the event.
In addition, if you want you can also take part in the event: in this way, you will have the opportunity to remotely “see” the impression made by other clients when visiting your beautiful property.

The event will last from 1 to 2 hours, depending on the property.
Previously, the professional will have organized a tour already well defined, able to highlight the most important and beautiful parts of the property. This is a very important preliminary work that will allow us to present your property in the best possible way and that will eventually be combined with a Home Staging service.

Once the tour is designed, the professional (agent or interpreter, depending on the language requirement) will connect to the chosen platform, introduce himself to the buyers, explain how the Virtual Open House will take place and then share his screen.
After that, he will start to move around the property, showing and explaining to the buying customers the different areas and its particularities. At the same time, all the buyer clients will be able to ask questions at any time: this will lead to a better and more interaction between the professional and the potential buyers.

I would like to bring to your attention two very relevant aspects:

The first is that at the end of the event all participants will be registered and each of them will be asked for feedback, both regarding the Open House and regarding the property: all this information can be useful to us as a group to draw up a report of the event intended for you seller client. In addition, all this data will also be included in the online statistics.

Another very important aspect is the fact that these events will be recorded and the videos will be uploaded on the tab of your property, under the session “Virtual Open House”: in this way, all the buyer customers, even those who could not attend the event, will be able to see the video at any time.

Open House Deluxe

With this type of Open House, your trusted professional or a professional appointed by the group, will physically go to the property and, through the use of a platform (Meet, Whatsapp, Skype, or similar), will shoot with his cell phone or tablet (with stabilizer), and will show to the customers connected the interior and exterior of the property, moving in the various spaces in the manner of a real site visit.

Also, this type of Open House will allow presenting to the buying customers a “path” of visit previously studied by the professional, also allowing him to linger on some specific parts of the property, at the request of the customers themselves, reaching the great goal of showing the same even at thousands of miles away, as well as improving the relationship with customers.

It goes without saying that, compared to the Open House with Virtual Tour, this modality allows greater flexibility of the visit: in fact, the customers will have the opportunity to see live some details of the property (in the Open House with Virtual Tour it would not be possible): let’s think about a type of sanitary, rather than a stain of humidity or a type of fixture or boiler.

In the event that this type of service is requested by you, the seller client, or by an agent or agency, and that one of these parties intends to invest in it, we will proceed with the following activities.

Each professional in our group who manages the various client buyers who book to attend the event, will contact them and assist them during the event just as if it were a classic visit.

Again, at the end of the event, all the participants will be registered and each of them will be asked for feedback, both regarding the Open House and the property.
All this information will be fundamental to understand the outcome of the initiative and will also be included in the online statistics, which you, the seller client, will be able to see.

Open House Social

Another Open House typology is the one Social.

In this case from the headquarters we will set up and create a public event on social networks (Facebook, Instagram, etc etc) in which we will insert some data of the property, the link to the card of the same on the site, date and time of the Open House, as well as the link to access the meeting, in case of use of the external platform (Meet, Skype or similar).

The duration of the event will vary from 1 to 2 hours, depending on the size of the property. The agent or interpreter (depending on language requirements) will move around the home, filming and explaining the route as they go. Clients will be able to ask questions, and the agent/interpreter will respond live to the most pertinent ones.

As for the previous types, the events will be recorded and the videos will be uploaded on the property card under the “Virtual Open House” session: in this way, all the buyer customers, even those who could not attend the event, will be able to see the video at any time.



In relation to all types of “Virtual Open House”, a very important aspect is the preparation of the property.

As for the Virtual Tour Open House, where the 360 degrees photos will certainly be taken with the property in the best of its condition, in the same way for the Deluxe and Social Open House it will be necessary to “prepare” it, set it up in the best possible way.


Last aspect to take into account is definitely the weather factor: in fact, a visit to a property made during a sunny day will have a different appeal, compared to the same visit made during a gray day and / or with heavy rain.
