WHO IS STEFANO ANESIN?
Stefano Anesin graduated as a surveyor in Rome and began his professional career in 2005. He initially focused on mastering essential activities such as property surveys, CAD drafting, client relationship management, and coordinating a technical studio.
After training and further specialisation, he joined the Register of Surveyors in 2010 and established his technical studio. Today, he boasts extensive experience in cadastral matters, urban planning, legal and technical/project due diligence, rental management, and the preparation of Energy Performance Certificates (EPCs) (id est APE).
WHAT DOES STEFANO ANESIN DO?
Among his professional activities, Stefano Anesin has always prioritised property energy certification. This document is an obligatory attachment under specific circumstances and also a fundamental certification of a property’s energy consumption—especially relevant for rental or sale transactions.
The concept of rational energy use, energy savings, and renewable energy development was first introduced in Italy with Law No. 10 of 9 January 1991. Subsequently, the energy performance of buildings was regulated and defined by Legislative Decree No. 192 of 19 August 2005.
National guidelines for energy certification were introduced by Ministerial Decree of 26 June 2009. From 1 October 2015, with the entry into force of Ministerial Decree 26/06/2015, the EPC (Energy Performance Certificate) became the valid regulatory format for energy certification of properties.
The EPC outlines the energy class of the property and its consumption, expressed in kWh/sqm per year, which, based on installed systems, determines the energy requirements cost of the certified property. This document provides crucial information for potential tenants or buyers and is mandatory in rental agreements and property sales.
A property owner intending to rent or sell their property must produce an EPC before the signing of a lease agreement or deed of sale. This allows the prospective tenant or buyer to assess the energy efficiency and related consumption of the property. All other factors being equal, a property with a higher energy class—and therefore lower energy consumption—can achieve a higher market value for both rental and sale purposes.
Stefano Anesin attended his first energy certification course in 2009 and has developed a deep passion for this field. Since 2011, he has been preparing energy certificates and has stayed consistently updated on legislative developments. To date, he has certified a large number of properties of all types, further consolidating his expertise in this field.
