Our consultant Claudia Turco has recently acquired a beautiful village of properties of ancient origin, located in one of the greenest corners of Umbria, the Tiberina valley. It is the village Pieve di Comunaglia, located a few kilometres from Umbertide and Perugia. In this particular context, as many as 19 properties have been acquired in order to be offered individually or together, as a high-prestige investment.

We met with Claudia so that she could share the peculiarities and details of this new and extraordinary opportunity, signed by Great Estate.
Welcome, Claudia. This is your first year of collaboration with the Great Estate network, and it begins with a major acquisition. What are your expectations for the future?
My expectations for the future are very positive! I would like to increase my acquisitions, in the areas of Trasimeno and surroundings, Cortona and the province of Arezzo, with unique properties, selecting more and more typical properties that tell the story of a territory so that to the client, Italian or foreign, it can feel like home.
Tell us about Pieve di Comunaglia, surely you have many stories to tell! What struck you the most about this village?
It is a unique village: its meticulous renovation, the dry stone walls, the arches, the gardens, create an environment that tells an ancient story.
Its first origins date back to the year one thousand, an era during which the church was built. Subsequently, over time, the entire village was built around it, taking care to ensure all the most modern comforts and aimed at saving energy. Living in this peaceful corner means regenerating and rediscovering yourself, immersing yourself in a place where time seems to stand still.
How did the acquisition of the property take place? And how have the tools of the Great Estate network helped you to achieve this?
The acquisition started with the study of the entire village, identifying all 19 properties that compose it, quoting the relative plans to obtain the useful surfaces, calculating the ownership shares for the common and private spaces of all the additional buildings, the park/garden, facilities, urbanization, gates and fences, the Olympic swimming pool and the tennis court of the village, and the private swimming pool.
After that, we proceeded to insert each property in our management system and then calculate the individual valuations through our THE BEST PRICE system, through which it was possible to compare the market offer and the estimates – sales that took place in the last period.
The peculiarity of this operation is that we have carried out a tailor-made evaluation for each individual property. In fact, each has its own unique characteristics and must be compared to the market in a different way to obtain an estimate that is as exact as possible.
Our goal is to achieve the best possible value to request from the market for each property of this splendid village.
