Amazing results were achieved by Great Estate in the real estate sector of villas and farmhouses in Umbria and Tuscany, giving 2021 a score of +125% in sales. The dream of living in a farmhouse in the countryside with authentic flavor, or in a village with rural charm, has driven the searches of national and international buyers.  

In the second half of 2020, there was already a significant increase in the demand for villas and farmhouses in the countryside, as well as for housing in the most beautiful historic centers in Umbria and Tuscany. 

A “reaction” that many analysts and experts in the real estate sector, and also the management of the Great Estate group, have rightly identified as an indirect effect of the Covid-19 pandemic, in response to a new need for larger spaces, green areas and quiet settings with a slow pace of life.

2021 definitely confirmed the search trend: Umbria and Tuscany were the most popular destinations for buyers looking for a “safe haven.” 

The IT department of the Network have processed the collected data, and analyzed various aspects, so they can release a complete and detailed overview that best defines the 2021 real estate scenario for Umbria and Tuscany.

In short, these are the results achieved by Great Estate in 2021 in the regions of Umbria and Tuscany:

102 sales completed

+125% increase in sales compared to 2020 

+160% increase in the value of the sale compared to 2020

A total of 85 million € in sales

The above data refers specifically to the direct sales made by Great Estate alone.

If we take into consideration the entire Great Estate network, the total number of sales rises to 236, a 115% increase compared to 2020 with a total that exceeds 200 million euros.


There were 102 sales carried out in 2021 by Great Estate, with Umbria taking the lead of most popular destination (52 properties sold, 30 in the province of Perugia) followed by Tuscany (47 sales, 22 in the province of Siena, 13 in Arezzo, 9 in Grosseto, 2 in Livorno and 1 in the regional capital), concluding with 2 sales in Lazio and 1 in Marche.


Looking at the sales data carried out by Great Estate in 2021, it is evident that the group has managed to achieve many incredible goals.

In fact, there were 23 million sales in the price range from € 1,000,000 to over € 2,000,000 corresponding to 22%. Also important is the figure of 4 properties bought and sold for a total of more than 2 million euros.

Statistically, the best-selling properties were those in the price range between € 500,000 and € 1,000,000, as many as 47 properties (46%), of which 28 properties (27%) were between € 500,000 and € 750,000, and 19 properties (18%), had values between € 750,000 and € 1,000,000.

At the tail end is the sales band between € 250,000 and € 500,000, with 21 properties (20%). A much more commercial band, but where the group is increasingly lowering its positioning in favor of properties with a value above € 500,000.

Total in sales equal to 83,678,500 euros.

As for the value per square meter, the range starts from 491€/sqm. (the value achieved by the sale of a house to renovate in Umbria) and goes up to 12,000€/sqm. (the value achieved by the sale of a prestigious property in the municipality of Monte Argentario, province of Grosseto, with private access to the sea).


From the detailed analysis of the sales that took place in 2021, the interesting data regarding the nationality of buyers also emerges: 29 are Italian, corresponding to 28% of buyers, a significant figure that has increased considerably, going from 12% in 2020 to 28% in 2021, which finally confirms the return of Italian customers to the purchase of second homes in the countryside, following a period that, since 2008, had unfortunately seen constant percentages below 10%.

  • 16 purchasing customers come from the United States, corresponding to approximately 16% (a figure that is substantially constant), and 14 from Germany, corresponding to approximately 14% and increasing.This is followed by the third international zone after the United States and Germany, represented by 14 sales and purchases made through customers from the Netherlands (corresponding to an increase of 14%). These first 4 nationalities together exceed 70% of sales. The remaining 30% comes from purchasing customers from the United Kingdom (10), Poland (3), Brazil (2), France (2), and subsequently from many other countries around the world.


Prestigious properties in the countryside, for example cottages and farmhouses were by far the most preferred type of property for those who bought in 2021 from Great Estate, 75% of sales were farmhouses. Also very popular were the apartments in the historic centers of central Italy (10%) and villas (13%).


The study conducted by the IT department at Great Estate also examined the difference between the actual sale price and the estimated value through The Best Price, the proprietary software of the Great Estate group specializing in prestige property estimates.

Analyzing the sales data, an average difference emerges between the assessment of the evaluation department of G.E., and the actual purchase price equal to 2.20%.
