Interviewed by Corriere dell’Umbria, Giacomo Migni, owner of “Le Case Sul Lago”, an Umbrian partner of the Great Estate group, highlights the decidedly favorable moment experienced by the Trasimeno real estate market

“If before the pandemic every ten properties for sale we found a possible buyer, now the situation has completely reversed.. It is well known that the construction and real estate sectors are experiencing a rosy period after years of difficulty, but what is happening in Trasimeno has the feel of a real “boom.”

This was shared by the real estate agent Giacomo Migni, owner of the agency “Le Case Sul Lago” –partner of the Great Estate group.

“The market before the pandemic was quite static, even if it had already started to show signs of recovery between 2018 and 2019. Lately, however, we are witnessing a real explosion, with an exponential increase in sales. By now there are almost no more properties for sale in the Trasimeno area because everything has already been sold.

According to Giacomo, the most sought-after areas of Trasimeno are those bordering the lake: in particular in the municipalities of Magione, Castiglione del Lago, Passignano sul Trasimeno and Panicale.
As for the nationality of the buyers, we find both Italian and international buyers, with the majority coming from Germany and northern Europe.

The preferred real estate solutions concern independent houses with gardens, apartments, as well as restored farmhouses or those needing to be restored. For the latter, there is a marked increase in the volume of sales, under Superbonus initiatives and the various state incentives on restructuring.

Among the features requested by the majority of buyers is not only the large surface area of ​​the homes but also the presence of a fast internet connection as, as Giacomo Migni explains:

“The trend towards smart working is spreading all over the world and Trasimeno is not excluded”.

The results are clear from the research and studies conducted in 2021 by the entire Great Estate Network.

In fact, the group led by CEO Stefano Petri has bought and sold as many as 20 properties in the area of ​​Lake Trasimeno, 60% priced between 600,000 and 1 million euros, for a total sale value equal to € 14,340,000.

As for the nationality of the buyers, approximately 28% are Italian, 20% comes from the USA, 9% from the United Kingdom, the Netherlands and Belgium, and the remainder from Germany, France, Holland, Israel and Singapore.

Stefano Petri comments:

“During this year, we have seen an important increase in interest in international and national customers, towards farmhouses with a lake view, with an area of ​​about 250-300 square meters, 1 ha of land and swimming pool, mainly on a budget between 600 and 1 million euros, as well as some potential buyers interested in properties between 1 and 2 million euros.”

Therefore, we’re seeing excellent results for the Great Estate Network which, with the Panicale headquarters, the “Le Case Sul Lago” agency, and the new central office located in the historic center of Castiglione Del Lago, in Corso Vittorio Emanuele nm. 43 is increasingly present and operational in the wonderful area surrounding Lake Trasimeno and which, year after year, sees and increase in the  number of tourists and visitors
